This neat village house is around 70/80% renovated, has lovely views, a large sun terrace and comes with various plots of land, including at least 2000m close to the house as well as half a barn and quarter of an horreo. It is situated is just a couple of kilometres outside the busy and popular town of San Martín de Teverga and is in the heart of the Parque Natural de Las Ubiñas.

The house itself is partly stone-built but then has been extended with a more standard construction. Over three floors there is a stone-built barn/storage area/boiler room downstairs. The internals of the main part of the house have been totally overhauled but due to illness nothing is absolutely final or finished. However all the electrics have been done as well as the plumbing and the house has been completely re-plastered – importantly there are all new tilt and slide windows throughout. There are also materials that have been already bought but not fitted – shower tray, floor tiles for the two upstairs bedrooms, and the kitchen and wall tiles for the kitchen. However, as you can see in the fotos there is no kitchen yet.

Returning to the layout: At the front is a small terrace, and then, entering the house there is a bathroom with shower, a kitchen/diner and a small lounge/office. It is worth noting that the wall between the kitchen and this smaller room could easily be removed to make a large and bright all-in-one kitchen diner lounge and the house is in the perfect state to do this. Upstairs, there are two small bedrooms and a large terrace area (which needs tiling) which provides a stunning spot to relax and take in the views.

The house itself is on the edge of the village and has easy access, opposite the house there is a large horreo of which a quarter belongs with the house – there is also a parking space underneath – and there is parking very close to the house at the entrance to the village. The house also come with several pieces of land: In a large field below the house is a flat piece of land of around 1000m2, then to the east of the house around 100 metres away is an 800m plot and a 2000m2 plot – both of which are woodland. There is also another 5000m2 of land in the hills above the house. Additionally, there is half of a large barn in the higher part of the village.

Overall, with some finishing this would make a really nice village house which, for a very reasonable amount of money, has you right in the heart of a beautiful, mountainous region Although not busy, the village does have some permanent residents as well as a larger population at weekends. In San Martin there are a range of good bars and restaurants, a library, the town hall a medical centre and a school.

A perfect spot for nature lovers and outdoorsy types, there are spectacular hikes throughout the local area. You also have some of the best sports climbing in Spain right on your doorstep! The area is also a haven for wildlife and fast becoming a mecca for wildlife spotters – the Cantabrian brown bear and wolves are amongst the animals you could hope to see through your binoculars! Another huge local tourist draw is the famous ‘Senda del Oso’ family friendly bike trail which passes close by.

Located in the southern part of Asturias, the Ubiñas form the border between Asturias and León and the proximity to León is notable in the local micro-climate. The county of Teverga has a drier, sunnier climate than most of Asturias, where the influence of the Atlantic is more noticeable.

The house is well priced and it would make a great summer or weekend/holiday home but could also be suitable for a permanent residence for an individual or couple.
