Please form an orderly queue! We know a lot of you are going to fall head over heels for this place, and with good cause. Comprised of two stone-built houses and barns set in their own land (approximately 8,000m2 and nicely useable – i.e. not too steep!) this property has it all and all at a very attractive price.

Completely off-grid (although you could connect to mains electricity and water if you wished as the supply is right there) the property has a healthy electricity supply via solar panels and also has its own fresh water well. The well water is pumped up to tanks above the house and piped down from there.
The solar power has two systems; a 24v system provides 230v AC to sockets in the house and a smaller 12v system powers the lights.

The main house has been semi-restored and is comfortably habitable for while you get stuck in to the rest of the project. In addition to this main house there is another house for full renovation and further stone-built stables and barns that could be converted for further accommodation or indeed used for agricultural, storage or workshop purposes.

And we haven’t even mentioned the location yet. Tucked away at the very end of a tiny country lane you have perfect privacy and an uninterrupted outlook over your own meadows, vegetable plots and orchards to the wooded hillsides beyond. You are not completely isolated though – you have a few friendly neighbours along the lane and you are only 2 kms (yes, you can walk or bike it easily) from Santolaya de Cabranes, the small village that is the capital of the concejo of Cabranes and which has a vibrant atmosphere belying its dainty size, with a couple of bars and the very popular monthly Tenderete market in the square.

Santolaya also has an infants and junior school, doctors surgery, town hall, library and pharmacy. Oh, and super fast broadband. Pretty impressive for such a small place, right? The fibre optic doesn’t quite reach the property yet but there are proposals in place to roll it out there. Meanwhile there are other competitive internet options that feed off the fibre optic network so digital nomads are fully catered for. And, let’s face it, all the non-digital nomads amongst us who are equally as dependent on a decent internet connection.

Cabranes has a mild coastal climate which is equally ideal for comfortable living as it is for growing fruit and vegetables.. The town of Villaviciosa on the coast is 15 minutes drive from the house and from here you can also pick up the coastal motorway and all of northern Spain comes within easy driving. Rodiles beach, perhaps the most famous of the Asturian surfing beaches is 30 minutes drive from the property.

Details of the main house:
3 bedrooms. One larger with ensuite (compost toilet and handwash basin),
Sitting room and large traditional balcony (corredor) (check out those uninterrupted views)
Shower-room with flush toilet
Kitchen with cupboards, sink, gas hob. It is prepped for the installation of a wood-burning range for cooking, heating and hot water.
Handmade wooden stairs lead to a large room, formerly animal stabling but now ready to be developed. The wood-burner is down here on the ground floor and does a good job of heating the whole house. The ceilings are insulated.
